Find a Property

Contact us with your details and we will search our database of houses and flats to let in Northampton and the surrounding area, for suitable properties. We will contact you as soon as a good match is found and becomes available. It is advisable to start looking a month before you intend to move, we can then reserve the property that best suits you to avoid disappointment.


We will arrange viewings to suit you throughout the week, including weekends. You will be shown round by an experienced and knowledgeable member of our team who can advise you and answer any questions you may have.

Reserving the Property

Once you have found the property you desire you will need to reserve it by lodging a small holding fee. Assuming that the tenancy goes ahead this will be deducted from the monies due before you move in. At this time, any details or requirements can be provisionally agreed, such as occupancy date, duration of the letting and so on.


We will require satisfactory references from your employer and a previous or current landlord (if applicable), we may also require a personal reference and sometimes a guarantor, In addition we will undertake a standard credit check. We use the services of an independent referencing company to obtain and evaluate these references. It is not our policy to pass on personal information about our customers to third parties. As required by the Data Protection Act 1998, we follow strict security procedures regarding the storage and disclosure of information that you have given us in order to prevent as far as possible any unauthorised access.


Rents are normally quoted calendar monthly and payable in advance. In addition the tenant is responsible for council tax, water rates, gas electric, telephone and broadband. All rents are payable by standing order to our company account.


A security deposit must be paid prior to occupation. We hold this as agents in a secure client account throughout the tenancy. We belong to the My Deposits Protection Scheme (an insurance based deposit protection scheme) this is to cover any damage, breakages and any other liabilities under the terms of your tenancy agreement. Please note that the deposit cannot be used by the tenant to cover rent.

Administration Charges

A fee is due to Milton’s prior to the start of the tenancy, to cover the tenants share of administration costs including preparation of the tenancy agreement and any legal notices, credit check references, deposit scheme registation, check in and check out.

The fee is non-refundable. You will also be re-referenced upon any extension to a tenancy agreement and/or when the landlord’s next guarantee insurance is due for renewal. This is normally carried out before your last two months of your tenancy to allow for service of appropriate notices if you decide not to proceed or fail the re-reference process
